The three questions everyone asks

Underground raises the same three doubts in every language. Here are the straight answers.

01 · Light

Is it dark inside?

No. The living spaces sit behind full-height south glazing, and ceilings slope higher at the front to carry daylight 6 to 8 meters into the plan. There are no north windows to lose heat through, only light where you live.

One completed house has a single 17.5 m window across its south facade. Owners tell us they have more daylight than in their previous homes.

02 · Water

Is it damp?

No. Indoor humidity holds between 45 and 65 percent all year, measured in occupied houses. The shell is one continuous piece of waterproof concrete. There is no membrane to age and fail, so there is no way in for the water.

What does it cost?

€350,000 to €950,000 turnkey, depending on size, terrain and finish. About the same as a new apartment of equal size and energy class. And you can price your own configuration in three minutes, with the same model we quote real projects with.

Why cheap underground homes fail

Underground, only one question matters. What happens when water finds the wall?

Everything else about an earth-sheltered home is a detail. This is the decision.

Most underground houses are ordinary structures wrapped in a plastic membrane. The membrane is glued, welded, and handled a thousand times during the build. Then it is buried under hundreds of tons of earth, where it ages in the dark.

When it fails, and membranes fail, there is no patching it. You excavate the house you just buried. A leak in a normal basement is an inconvenience. A leak under an earth-covered home is a catastrophe measured in six figures. This is why a cheap underground house is the most expensive house you can build.

We took the membrane out of the equation entirely. A Talpa House is cast as one continuous shell of waterproof concrete. No joints. No foil. No weak points. The concrete itself is the barrier: a crystalline additive swells on contact with water and seals hairline cracks by itself. A dedicated concrete technologist tunes every mix to the weather on the day of the pour, so the shell cures without cracking in the first place.

One decision removes the most common failure point in underground construction, and roughly €30,000 of membrane work with it. It is why, after 30 houses, we can say it plainly: they don't leak.

The system

Five systems. No machines. One shell.

Nothing here is decorative. Each layer replaces equipment that other houses depend on, service, and eventually replace. Remove the machines, and there is less to pay for, less to maintain, and less to fail.

Monolithic waterproof shell

Walls and roof cast as one continuous piece of waterproof concrete with a self-healing crystalline additive. 55 % recycled aggregate, developed with the Faculty of Civil Engineering at STU Bratislava. No membrane, no joints, a design life beyond 100 years.

Earth as a thermal battery

The soil stores months of solar heat. Interiors hold 21 to 24 °C through heatwaves and stay above 15 °C in winter with the heating off. The earth replaces about 40 % of the insulation a conventional build would need.

Passive chimney ventilation

Fresh air enters at the windows, crosses the house and exits through rear pipes by the chimney effect. No electricity, no heat-recovery unit to service and replace every 15 years. Humidity settles between 45 and 65 % all year.

Light, the ancient way

Built on Socrates' Megaron principle: full-height south glazing, zero north windows, ceilings sloped to carry the low winter sun 6 to 8 m deep into the plan. The canopy blocks the high summer sun, so the house heats itself in January and shades itself in July.

A closed water loop

Rain filters 24 hours through the roof soil into storage beneath the house. A root-zone system cleans wastewater to 99 % and returns it to the roof garden. Around 90 % of water goes back to the ground. Only 10 % is truly consumed.

And when you want to cut the cord

A house that runs on almost nothing is one small step from running on nothing at all. Own well, water treatment and electricity can be added at build, or in any year of the shell’s century-long life. Every house is prepared for it from the first pour. You never have to decide now; the option stays open forever.

The engineer behind it

Martin Pribila built the first one for his own family.

The idea took hold at university in Australia, after a book about underground houses. Back in Slovakia, in 2010, structural engineer Martin Pribila designed the first Talpa House himself, calculated its structure himself, and moved his family in. Journalists came. Then clients came.

Sixteen years later, he still personally signs the structural design of every house we build. Authorized structural engineer and site manager in Slovakia and the Czech Republic, graduate of the Slovak University of Technology, Faculty of Civil Engineering.

Do underground houses get enough daylight?
Yes. Living rooms and bedrooms sit behind full-height south glazing; ceilings slope higher at the front and carry light 6 to 8 meters deep. Rear technical rooms use skylights. Owners consistently report more daylight than in their previous conventional homes.
Isn't an underground house damp?
No. Measured humidity in occupied Talpa houses holds between 45 and 65 percent year round. The monolithic waterproof shell keeps groundwater out, and passive ventilation keeps air moving, so there is no condensation and no mold path.
Do I need a special permit to build one?
No special permit exists or is needed; earth-sheltered homes are approved under standard building law in every country we work in. The critical check is daylight rules for habitable rooms, which is exactly what the feasibility study verifies for your specific plot before you commit anything further.
Can I get a mortgage on an underground house?
Yes. Our owners finance with standard mortgages. Because banks see few comparable sales, valuations can be conservative, so plan a somewhat higher deposit. We support the process with full documentation, the A0 energy certificate and completed reference houses your valuer can stand inside.
What about resale value?
The shell is designed for 100+ years and there are no load-bearing interior walls, so the entire floor plan can be re-planned even after 50 years. A0 energy class and near-zero running costs are exactly what buyers pay premiums for, and that advantage grows every summer.
What happens if the concrete cracks?
It heals. The mix contains a crystalline additive that swells on contact with water and seals hairline cracks by itself. The mix is also tuned by our concrete technologist to the weather on pour day, so the shell cures without cracking in the first place.
Can a Talpa House live off-grid?
Yes. The house already needs very little: around 90 heating days, no air conditioning, passive ventilation with no powered unit. Adding your own well, water treatment and electricity makes it fully self-sufficient. And because every house is prepared for it, you can add independence at build or in any later year of the house’s life.
